Car space demand is not a shortage of parking. It is a shortage of introductions. — Daniel Battaglia, Parksy
LOS ANGELES, Aug. 30, 2026 /PRNewswire/ — Parksy ( parksy.com ), the free parking marketplace, counted its listed parking within five miles of twelve of America’s biggest stadiums and arenas, and the results split the country in two. Madison Square Garden has 1,986 listed options, Soldier Field 1,583, Fenway Park 587. Then the suburbs: AT&T Stadium 107, Allegiant Stadium 96, MetLife Stadium 58, and Miami’s Hard Rock Stadium 18.
The pattern is structural. A downtown arena inherits the garages and lots of the city around it. A suburban stadium sits ringed by residential streets with almost nothing listed in between. SoFi Stadium lands in the middle at 277, out of more than 32,000 spaces on Parksy nationwide.
The missing supply is already built: the driveways. A homeowner near any of these venues can list a driveway or unused spot free no posting fee, no commission, no lease paperwork. The owner sets the price, keeps every dollar and chooses the dates.
Founder Daniel Battaglia says stadium neighborhoods are where parking arithmetic fails hardest. “Demand arrives eighty thousand cars at a time and supply is whatever the official lot holds. The difference is standing on residential concrete twenty feet from the sidewalk. That is not a shortage of parking. It is a shortage of introductions.” Note: The counts are Parksy’s own inventory, not estimates of total parking.
